Development
Once a plan has received all approvals, US Land identifies local engineers and contractors (via a competitive bidding process) with a history of performing on time and within budget. Projects are initiated, and we continually monitor progress and quality using regular field inspections and engineering reports.
During the development stage, US Land contracts with national and regional building companies to purchase finished residential lots and/or commercial or industrial land (contracts may be specific performance or rolling option). For larger and longer-term developments, we maintain a six-month supply of lots to eliminate any lag in our ability to deliver serviced land to an active market.
Investment Opportunities
US Land’s principals analyze a broad range of real estate development opportunities; identify the highest and best use; and then employ intellectual, financial and professional resources to develop those opportunities into profitable real estate investments for our clients. Our commitment is evident: Not only does US Land co-invest with clients, but we also provide financial guarantees as required, which often exceed the investment of the equity partner.
Strategically, we participate in joint venture projects that are in the path of a community’s anticipated growth. Working with landowners, we maximize land value while minimizing tax impact.
US Land, from time to time, establishes investment opportunities for the purpose of acquiring projects in a timely manner. Institutional advisors assisting us include Bank of America Capital Market Group (Charlotte, NC), Shepherd Financial (Chicago, IL), and Wall Street Capitol (Charlotte, NC).
We are approved for qualified investments, including 401(k) programs. To allow for diversification, we have Corporate and Project Investment Programs in addition to our joint venture opportunities.
